Modular cleanrooms typically cost between $75 and $1,500 per square foot installed, the biggest factors are ISO classification, HVAC requirements, and material selections.

  • An ISO 8 cleanroom (Class 100,000) at the lower end may cost $75–200/sq ft with standard HVAC and modular walls.
  • An ISO 5 pharmaceutical cleanroom (Class 100) with tight temperature/humidity control, FRP walls, and heat-welded vinyl flooring can exceed $1,000/sq ft.

American Cleanroom Systems project sizes have ranged from $10,000 to over $6 million in the past 10 years. Data from these projects was used in this blog.

The number 1 factor in cleanroom cost is the ISO-14644-1 cleanroom classification. The cleaner the cleanroom the more HEPA fan filter units per square foot are required to achieve the required air changes per hour.

The number two factor in cleanroom cost is air conditioning and humidity control. Extremely tight temperature (±1 degree C) and humidity (±5%) requirements can require expensive custom air handlers for each room with hot and cold water oscillating valves, cleanroom AC control systems, cleanroom boiler, cleanroom chiller, cleanroom humidifier, and dedicated make up air AC unit.

The number three factor in cleanroom cost is cleanroom wall material selection. Pharmaceutical cleanrooms typically require more expensive FRP on aluminum honeycomb modular walls the strong chemicals they use to sterilize the cleanroom. Semiconductor cleanrooms are very concerned about ESD (electrostatic discharge) so the use of expensive static dissipative painted aluminum on aluminum honeycomb modular walls.

The number of rooms is the fourth most important factor in cleanroom cost per square foot. More rooms means more walls, more doors, more light occupancy sensors, more electrical outlets and more expensive air conditioning.

Specialized equipment like cleanroom air showers which are used to clean personnel entering the cleanroom is the fifth most important factor in determining cleanroom cost. Larger more expensive air showers are required if a large number of personnel work in cleanroom.

Motorized sliding doors are the sixth most important factor in cleanroom cost. They can run $15k to $20k each depending upon size.

Chemical resistant heat welded vinyl flooring with integral cove is the seventh most important factor in cleanroom cost.

Internal ceiling height is the eighth most important factor in cleanroom cost. The taller height can require structural steel frame, greater HEPA fan filter density to maintain class and more expensive installation cost.

Door interlock systems are ninth most important factor in cleanroom costs. The systems require door position sensors, magnetic locks, PLC controllers, low voltage wiring and emergency release buttons.

Amber non UV lighting is the 10th factor in cleanroom cost. Semiconductor photolithography rooms and light sensitive pharmaceutical compounding rooms require special amber LED cleanroom lighting to protect their product.

Summary

Cleanrooms typically cost between $75 and $1,500 per square foot. Tight temperature and humidity control is the number one cost factor. Cleanroom classification is the 2nd cost factor. Chemically resistant FRP walls for the pharmaceutical industry and static dissipative walls for the the semiconductor industry are the third highest factor. Number of internal rooms is the fourth highest cost factor. Special cleanroom equipment like air showers is the fifth highest factor. Motorized sliding doors are the sixth highest cost factor. Heat welded vinyl flooring with integral cove for pharmaceutical cleanrooms is the seventh highest cost factor. High internal ceilings are the eighth highest cost factor. Door interlock systems are the ninth highest cost factor. Amber cleanroom lighting for semiconductor cleanrooms are tenth highest cost factor.
